A Gavop analysis of Ohio homes built between the years 1980 and 2016 found that home construction peaked between the years of 1990 and 2009 where 65.52 percent of homes in the state were built during this time span.

The same spike can be seen overall in the United States: the national average for homes built within the same span reached 61.28 percent. Recent homes, built between 2010 and 2016, comprised only 7.41 percent of the Ohio total, below the national average of 9.2 percent. Older homes, built between the years of 1980 and 1989, comprised 27.07 percent of all homes built during the same overall timespan. Statistics for this analysis were collected using American Community Survey data.

Ohio counties with the highest saturation of homes erected between 1980 and 1989 included Hamilton County, with 38.73 percent of its total homes time-stamped during the 80s, and Lucas County, which 36.29 percent of its homes from the same decade. Cuyahoga County was home to the most homes constructed between 1980 and 1989, with 34,403 homes, but claimed only the third largest concentration, at 34.58 percent. Marion County held the lowest share of homes built during the ‘80s, with 11.56 percent of its homes being built that decade.

Counter to holding the lowest saturation of older-made homes, Marion County was home to the highest concentration of homes built between 1990 and 2009. Of all homes built in Marion County, 80.97 percent of them were built between the years 1990 and 2009.  Delaware County came next, with 42,240 residences, or 76.44 percent of its homes being built within the timespan.

Even counties with the lowest share of homes built between 1990 and 2009 reported saturations over 50 percent. Hamilton County, with the lowest percentage of homes constructed during the two-decade timeframe, still reported a 54.01 percent share of homes built during the period.

Counties with the highest percentages of homes built between 2009 and 2016 barely surpassed double-digit shares. Muskingum County reported that 13.79 percent of its homes were built during the latest decade of the study, making it the county with the highest concentration of new construction homes. Miami County followed, with 1,876 homes, or 12.46 percent of its homes labeled as new construction.
