Gavop created an analysis of Alabama homes built between 1980 and 2016 which showed a heavy drop in activity from 2010 on. According to data from the U.S. Census Bureau, only 9.78 percent homes were built between 2010 and 2016 and resulting in a slow growth of new homes.

The majority (63.61 percent) of homes built from 1980 to 2016 were constructed between 1990 and 2009. The trend mirrored national averages, which reported 29.52 percent of homes built between 1980 and 1989. Furthermore, 61.28 percent of its homes were built between 1990 and 2009 and 9.2 percent of homes were built between 2010 and 2016.

Most counties within the state saw a high of homes built between 1990 and 2009. St. Clair County held the highest share of homes built within the two decades, as 73.51 percent of its homes were built during the years 1990 and 2009. Nearby, Cullman County reported the second highest share, with 70.37 percent of its homes being built during the same timespan. Additionally, there were no counties that claimed proportions of homes built between 1990 and 2009 under 50 percent. Etowah County reported the lowest share of homes built during the timeframe at 57.47 percent. The county with the next lowest share was Limestone County at 58.58 percent.

Limestone County also featured the highest ratio of homes constructed between 2010 and 2016, with an 18.48 percent share of new home construction. Limestone County was followed by Tuscaloosa County, with 8,364 new homes comprising 15.5 percent of the total share of homes.

Etowah County also reported the highest percentage of homes constructed during the 1980’s. The county had 6,455 homes that were built between 1980 and 1989, which comprised 35.19 percent of its residence count.
