Closing Fee
I didn't have a choice of lenders because I was a first time home buyer and went through a program. I think they charged the average and I trusted they would not rip me off. It was a regular bank after all.

Interest Rate
At the time I got a good interest rate but in the last 8 years, the rates have fallen so much that I wish I could remortgage but I don't have enough income now or a good credit report.

Loan Officer Service
She knew her job and was very efficient. She worked my case thoroughly making sure everything was done appropriately. She called me nearly every day.

Pros
The lender has a strong history of the community. Seem to be transparent. Have tons of experience. Customer service very helpful. Answered all questions and concerns.
Cons

Closing Fee
I guess the fees were alright, it was 13 years ago that I got the mortgage so I don't really remember if they seemed too high or if they were comparable to other mortgages with the same amount and interest rate.

Interest Rate
I have a 6.5% interest rate right now and have had that rate for 13 years. I would like to change it but don't have the extra money for the closing costs associated with refinancing.

Loan Officer Service
Loan officer was good. I got this mortgage before the housing crisis came about so it was very easy to get a mortgage back then. The only info I had to show was a couple of pay stubs from work and my income levels for the few years prior.

Pros
I do like working with PNC because I don't have a lot of problems with them. I pay them on time and haven't had a problem with that so I guess they are fine as far as managing my mortgage.
Cons
I did have to file a disaster help package and the package was no help at all and I was charged a $12 fee just for signing up for it. I didn't have to use it and still had to pay the $12 fee.
