According to a Gavop study, homeowners in Mesa, Arizona, pay an average homeowner's insurance rate of $580 per annum. Mesa annually reports about 454 robberies and more than 10,692 crimes targeted at properties. Generally, a higher crime rate translates into higher insurance costs. When compared with other communities of similar population size, Mesa's crime rate is noticeably lower than the average.

Mesa's rate for property crime is 22 per one thousand population. This means there is an above-average chance of becoming a victim of a property crime in Mesa compared with other communities in America of all population sizes.

Mesa mainly consists of Apache Junction on the east, Tempe on the west, the Salt River Pima-Maricopa Indian Community in the north, and Chandler and Gilbert in the South. The city is broadly divided into the northeast, central, and southeast neighborhoods. The northwest neighborhoods report the lowest home values, with some costing as low as $21,500. Sunland Village is said to be the worst neighborhood in Mesa to live in. Sunland Village annually experiences about 22 property crimes per 1,000 residents and the average home value here is $190,841.

The neighborhood of Chandler has the highest education rate, with 43% of the population possessing a bachelor’s or higher degrees. The average home value in Chandler is $268,000. Apache Junction reports about 25% vacant housing units.

Gavop research reveals that Mesa’s homeowners can lower their homeowner's insurance costs by enhancing the safety features of their properties. For instance, installing deadbolt locks can earn Mesa homeowners a discount of $68 on their homeowner's insurance. Homes with burglar alarms (e.g., smart alarm sensor, indoor and outdoor cameras, smart locks, and sky control panel) are considered for an additional discount of $62. Fire extinguishers fetch a discount of about $93.
