I think our closing costs were pretty average, however, they were added to the refinance of the house so we didn't have to come up with extra money. We took out some equity at that time and built a deck, had some damaged parts of the house torn down. So now our house is appraised higher than before. Therefore, the closing costs I considered to be a non-entity because the house paid for them.

Interest Rate
Our interest rate is actually slightly higher now than it was originally because we refinanced our house through my husband's credit union. When we initially bought our house in 1995, Wells Fargo bought our loan. The interest rate was low, around 3.5% but Wells Fargo was unethical in a lot of ways and managed to charge us for a lot of things so we were constantly stressed. Several years ago we refinanced and now our interest rate is about a point higher. Around 4.5%, however, we save money in the long run. We're no longer financing our taxes and insurance but instead, we have a separate account where the money accumulates until it's time to pay them annually.

Loan Officer Service
Our loan officer, who has since retired, was extremely helpful and knowledgeable. She was easy to talk to and answered all of our questions to our satisfaction. By the time we signed the loan papers, I felt good about my understanding of the process. Everything was explained very well before any signing was done. Every fee and obligation was gone over thoroughly. She completed everything on a timely basis as we expected.

Overall Rating
Pros
At the time, the credit union's online website was in need of an update. It wasn't easy to look at balances and it was impossible to withdraw or transfer. They have since modernized it though. As I said before, the credit unions interest rates were a little higher than we had before, but it was well worth doing just to rid ourselves of Wells Fargo. The house payment is deducted from my husband's check bi-weekly so most of the time we don't have to think about it.
Cons
Nothing really, except that we have to drive 30 miles to get there. The website is available though so some things can be done via the internet. I do wish they had a brick and mortar presence closer to us but it isn't that much inconvenience. As I said before, their interest rates are a little higher than other banks.

It was added to the balance of my loan at the time ...a few thousand dollars so it didn't cost me any upfront money at the time.

Interest Rate
It was a refi loan a couple years ago. It is still lower than what is currently offered so I am fairly happy about it, however, would like to get it down to 3% or lower is possible but don't really want to refi right now.

Loan Officer Service
I have had no issues or problems with current lender. When I have questions, they are quick to answer and resolve any issues.

Pros
It was online refi. I communicated with questions and answers via email. They were quick to reply. Sold loan to Wells Fargo.
Cons
A downside was I never actually talked to someone but it's also a positive too. They did sale the loan to the larger bank Wells Fargo, but I haven't have any problems.

The lender we use is very large and their closing costs are very competitive in comparison to other lenders. They reduced the fees involved since we were refinancing.

Interest Rate
Our mortgage rate is about a point higher than what is currently on the market.The difference is small enough that I don't believe it is worth the trouble and expense of refinancing.

The loan officer kept us up to date on all necessary paperwork and tasks to be completed. They were easy to reach when I had a question or needed something from them.

I like that they're always available and easy to reach. I like their online services and frequently take advantage of them. I also like that they don't bug us a lot after the deal was closed.
Cons
I don't have a lot to complain about with our lender. I think that I would go with them again in the same set of circumstances.

Interest Rate
I got my mortgage right before the housing market crashed. We got our home in 2006, and our interest rate was 5.15 percent. We have been paying it off so fast that it didn't make sense to refinance, however.

I don't require a lot of service because we pay our bills off on time. But in the couple of occasions when I have asked for advice, they have responded quickly and with a lot of good information.

Overall Rating
Pros
They are close to my home, so it's convenient to pay. They get me in and out quickly when I pay off my monthly bill and they are accurate.
Cons
I wish they were open on Saturdays, but that is really minor. There is also only a couple of locations in my city, but that is no big deal either.

I don't remember all the fees but I also don't remember it being excessive. I'm a cheapskate so I would have noticed and objected to anything that was more than a couple thousand dollars.

Interest Rate
We bought a house about 2 years ago and our interest rate is 4.375%. I think that was pretty competitive for a fixed rate 30-year mortgage at the time so we went with it.

Loan Officer Service
Our loan officer was fine. She did what the other mortgage loan officers have done with past home purchases. She explains everything clearly but keeps things moving so we could get through the tedious paperwork without it dragging on forever.

Overall Rating
Pros
We were able to apply for the loan and get a competitive rate without much paperwork and hassle. The process from lender moved quickly which was good because we needed to move to our new place before the kids started school.
Cons
I don't remember disliking anything about the lender. If they respond to our application quickly and give us a good rate, that's mainly what we need. The lender provided that so we were good.

Everything was upfront and explained clearly. It wasn't my first mortgage so I understood the process.

Interest Rate
It was the lowest I found but I had to have the amount taken out automatically to get the lowest rate. I wasn't completely satisfied with that at first, but it hasn't been a problem.

He was thorough but somewhat hard to get a hold of. He was kind of a typical salesperson. He didn't go the extra mile for us, we often had to get stay on him to get things done.

Pros
Everything is done in one place. I do all my banking with them and it makes it simple for me. There are also branches everywhere so if I have any issues, I can go to any one of them.
Cons
It's a typical big bank. It's hard to get great service but the products are good. It's You take the good with the bad. Sometimes I just feel like a number rather than a person.

Honestly, I have nothing to compare it to other than when we had mortgages in the past. My feeling is that in general fees and closing costs are high but I don't think my particular loan now is much higher than any previous. It's just an expensive process with high fees.

I think our mortgage rate is fairly low for the time we obtained it and was competitive with other lenders at that time.

Loan Officer Service
I liked our loan officer. He was a personable guy. He was reachable but at times, it took awhile before he got back to us. Always same day but sometimes he was hard to find or took long lunches.

There is only one thing that I hated about the lending institution. Their interest rate is very high. We pay more in interest than for our actual house payment.

I got the buyer to pay to close, so it wasn't on me. The fees when I researched them didn't seem to be too bad, however. I would rate them as better or at least on par with other companies

Easy enough to work with but I'd like to refinance for repairs at to lower the interest rate. Select Portfolio Services isn't great for that. Everyday dealings are pretty good though

They helped me overcome deficits I had and we worked together to get me and my wife approved. They took a lot of time to help, which I really appreciate.

Really full service and took a lot of time to help me discover the best options open to me. I would use them again and would encourage others to look into Select Portfolio Services as well.

My rate could have been better, and I wish the process could have been quicker. Otherwise, I don't really have any reservations. The bank doesn't have robust refi options.

It seemed to be standard. The seller paid a good bit of them instead of lowering the price of the house. We went back and forth a few times before coming up with this solution

I am paying 6%, which was good at the time. But I see that I can get a new rate of about 3%. I will either refinance or, more like, relocate to a new city for work in the next year and take advantage of a lower rate.

She shopped around before finding us the best deal with little out of the pocket experience. This was before online lending sites made things a lot easier. I will turn to online next time.

The lender really worked hard to find us a good loan. We got really good terms and were able to move quickly on the home we wanted.
Cons
It took a little while to come up with the right solution. The initial mortgage offers weren't great and required a lot up front. I guess this problem would be solved by online services like rocket mortgage, etc.

Not satisfied because Essex Homes stated if we were approved by their preferred lender that all closing cost would be paid by them. However, at closing that was completely untrue, the closing cost was added to the purchase price of the home. The only plus was we did not have to come out of pocket for those fees. I was not happy with the complete lie that was told to us, but I had no choice but to sign because our other house was already sold.

Interest Rate
When I applied with Ameris Bank it was automatically compared with other bank rates per what lender stated. I assumed I got the best rate at that time.

Loan Officer Service
Not satisfied because of what I stated in the above box regarding closing cost. The loan officer obviously knew closing cost were going to be added to the loan and not paid by Essex Homes, which Essex advertised that they pay. The loan officer choice the kept them to herself.

Overall Rating

What I did like about Ameris is the application process was very simple, stayed in contact with me constantly about things I needed and estimated closing date. Very friendly and easy to work with.
Cons
Only thing I did not like was the fact that Ameris was not truthful about the closing costs. I had to finance that with the house and it was not paid by Essex Homes, in which Essex advertised they would pay if we used Ameris (their preferred lender)

I spent a little time comparing interest rates using bankrate.com, but this particular lender was highly recommended by a friend, and the rate was pretty close to the most competitive rate without paying points.

Everything has been smooth. I like the web portal, and my loan hasn't been sold to another servicer, which I like a lot.

I thought my lender was very accessible and provided good service. We had an appraisal come in low, and he walked me through our options. I like the web portal for payments and checking loan balance information and the amortization schedule.
Cons
Sometimes I wonder if I could have gotten a better rate if I shopped around a bit more. The web portal is great, but their idea of 2-factor authentication involves sending a code via email. It would be more secure to send it via text message in my opinion.

We had no closing cost. I am not sure if this was the doing of the lending company or our realtor but either way, the sellers paid all the closing costs not us.

They were much faster processing our request and seemed to be more honest. They gave us a good rate but didn't tell us that we could afford something we couldn't just to get a business like the others did.

He was always there when we called. Being first time home buyers and only 25 years old we had a ton of questions he had answers to them all. He was very patient with us and made sure we understood every step of the process.

Overall Rating
Pros
They gave us a good rate and are easy to work with. There is always someone to help when you call or email them and it is easy to make payments. We had an issue with the bank not sending the payment over once and called to tell them they fixed it so we didn't have to pay the late charge because they believed us or at least thought we deserved another chance.
Cons
We have had issues making payments a few times. Once it was our personal bank's fault and the other time their system thought we had entered our information wrong but they fixed it both times. And like almost every other business their website has moments when it's not exactly great but it's usually resolved pretty quickly.

The seller agreed to pay $12,000 worth of closing costs. We ended up having to pay $800 after the seller paid their portion. We did not work with another Lender so I am unsure how it would have compared to others.

We were given a 3.9% rate on a Capital Mortgage loan. With having to put 0% down, we were happy with the rate. We did not work with any other Lenders so I am unsure how it compares to others.

Our loan officer was extremely helpful and friendly. He answered all of our questions immediately and was always responsive in a timely manner.

Being a Credit Union and the fact that I had been a customer for so long my closing costs were much lower than what I was being quoted from competitors. You could really see the difference between banks trying to make profits from those costs and a bank that was keeping costs as low as possible for the customer.

Interest Rate
My interest rate was much better than other lenders in my area and online. Being a credit union helped a lot. I was able to get a rate one point less than my two normal banks could offer.

Loan Officer Service
She was very convenient to meet with and was prompt with e-mail correspondence. She made herself available when I was and met me at the door of the bank when I came to talk to her. There was no waiting around for anything.

Overall Rating
Pros
The amount of items that I could take care of online was great. Uploading required documents and being able to re-upload any that were not quite what they were looking for saved a tremendous amount of time. In the past I would have to fax and/or mail things. And being met at the door of the bank whenever I had to go in for in person items was a big plus. And when it came to the final closing they came to my house at the exact time they said they would. Huge wins.
Cons
Shortly after the closing they changed locations to further away and a much more dangerous part of town. I no longer go there just because of the seedy characters hanging out around the parking lot. But until then everything was great.

To my knowledge, there was no closing cost with my lender. So, therefore, I am very satisfied with my lack of a closing cost. They tried very hard during that time to get the loan.

My lender was the lowest that I was able to find at the time I purchased my home in 2012. The rate was 3.6% which I think is very respectable. They were very competitive.

My loan officer was very helpful for someone who was a first time home buyer. She gave me many pointers and things to watch out for during the home buying process.

The bank seems to really care and is interested in seeing me succeed with my purchase of the house. I do not feel that they were predatory in any way and wanted me to be happy with the results.
Cons
The bank is kind of old-fashioned. They do not have much of a web presence nor do they have a mobile app. The agreements they give are also very complicated and they were not willing to spell everything out in layman's terms.
